Real Estate Postcard ROI: How to Calculate (With Example)

Real estate postcard ROI is commission earned from the campaign minus mailing cost, divided by cost. With Wise Pelican, budget from $1.04 per 6″ × 9″ card pay-as-you-go (print, postage, and mailing included) and no minimums, then multiply farm size by annual sends.

Subscriptions can drop the piece rate as low as 83¢ on an annual Dominate plan. Use a dedicated phone, QR, or landing page so responses are countable—then refine with your own data.

How to calculate real estate postcard ROI with all-in 6x9 mailing cost
Canonical pricing: $1.04 pay-as-you-go; as low as 83¢ on an annual Dominate plan. Pay-as-you-go is $1.04 all-in for a 6″ × 9″, 100 lb gloss postcard with no minimum. Monthly subscriptions are 99¢ / 94¢ / 88¢ (Starter / Growth / Dominate); annual is 94¢ / 88¢ / 83¢. Source: Subscriptions.

The ROI formula (five steps)

This matches the math behind Wise Pelican’s direct mail ROI calculator:

  1. Annual cost = homes mailed × cost per piece × mailings per year
  2. Annual responders = homes mailed × annual response rate
  3. Closed transactions = responders × conversion rate
  4. Revenue per transaction = average home price × listing-side commission rate
  5. Annual ROI = (annual revenue ÷ annual cost) × 100; profit = annual revenue − annual cost

You do not need a “perfect” response rate to start. You need a countable CTA and a budget you can sustain for a year. For how to measure replies, see real estate postcard response rates.

Worked example (calculator defaults — labeled)

The numbers below mirror the defaults on Wise Pelican’s direct mail ROI calculator. They are planning defaults, not a personal guarantee.

InputDefault / example valueNotes
Average home price$350,000Replace with your MLS neighborhood median
Listing-side commission3%Enter as a whole number in the calculator
Homes mailed (monthly)500Calculator recommends modeling at least ~500 for this example
Cost per postcard$1.04Wise Pelican public pay-as-you-go all-in rate
% of list that responds annually2%Calculator default: “Wise Pelican customers on average see a response rate of 2%”
Response conversion rate35%Calculator default: “Wise Pelican customers on average convert 35%”

Results at those defaults:

OutputValue
Annual cost500 × 12 × $1.04 = $6,240
Annual responders500 × 2% = 10
Closed transactions10 × 35% = 3.5
Revenue per transaction$350,000 × 3% = $10,500
Annual revenue3.5 × $10,500 = $36,750
Annual profit$36,750 − $6,240 = $30,510
Annual ROI($36,750 ÷ $6,240) × 100 ≈ 589%

How to use this honestly: Change home price, commission, farm size, and cadence to your market. Keep the 2% / 35% figures only when you are explicitly modeling with the calculator defaults—or replace them with rates you measured from QR scans, calls, and closed deals. If you are on a subscription, swap $1.04 for your plan rate (as low as 83¢) and the annual cost drops.

The calculator’s guidance field also notes a broader planning range of 1.5%–4% annual response with consistency (ROI calculator).

What actually drives ROI

Cost is the easy part. ROI moves when these move:

DriverWhy it mattersPractical move
FrequencyName recognition compounds with repeats, not one dropMail on a cadence you can fund for 12+ months — see farm size & frequency
Farm focusA small farm mailed often beats a huge farm mailed rarelySize the farm to budget, not ego
Offer / CTAYou cannot calculate ROI without countable repliesQR, unique URL, or dedicated phone on every piece
Creative consistencySame identity across Just Listed, Just Sold, market updatesUse PowerDesigner + template categories
Follow-upConversion is where reputation and speed show upScan alerts (ASV), call tracking, CRM next steps

Vendor choice affects cost per piece and tracking. Compare the best real estate postcard companies.

Valuation / QR campaigns (separate from annual response defaults)

Automated Seller / home-valuation postcards use a unique URL and/or QR. The recipient can request a low/medium/high valuation; the scan can notify the agent (ASV help).

Wise Pelican’s signup page states home valuation postcards “yielding scan rates as high as 2% per mailing” (signup realtor postcards). Treat that as a site-stated upper illustration, not a guarantee for every farm.

ASV pricing: $1.09 each + standard class (help: cost).

PowerFarm vs à-la-carte ROI

  • À-la-carte: Model with $1.04 pay-as-you-go (or your subscription rate, or $1.09 ASV) × homes × sends.
  • PowerFarm: Starts at $500/month for 500 properties and includes monthly market-update postcards, printing, postage, QR valuation codes, and scan tracking (PowerFarm pricing).

Do not invent a lower “per postcard” list price from the PowerFarm package. Compare the package to your farm size and cadence. There is also a PowerFarm ROI calculator.

Proof, not promises

HowTo: calculate your postcard ROI in 10 minutes

  1. Open the ROI calculator.
  2. Enter your neighborhood median sale price and listing-side commission.
  3. Enter homes you can mail every month for a year (start realistic).

  5. Start with calculator defaults (2% annual response / 35% conversion) or your measured rates.
  6. Read annual cost, revenue, profit, and ROI — then stress-test with lower response.
  7. Lock a farm size you can fund; see farm size & mailing frequency.
  8. Put a countable CTA on the creative before the first drop.

Real Estate Postcard ROI FAQs

Annual revenue from closed deals attributed to the campaign, minus annual mailing cost, divided by cost. Use: cost = homes × price per piece × sends; responders = homes × annual response rate; closings = responders × conversion rate; revenue = closings × (home price × commission).

$1.04 per standard 6″ × 9″ postcard pay-as-you-go with printing, postage, and mailing included, no minimum order. Subscriptions are monthly 99¢ / 94¢ / 88¢ and annual 94¢ / 88¢ / 83¢. ASV cards are $1.09. Lists you purchase are 10¢/address extra. $1.04 pay-as-you-go; as low as 83¢ on an annual Dominate plan.

Calculator defaults (attributed to the tool on wisepelican.com/direct-mail-roi-calculator/): 2% of the list responds annually, and 35% of those responses convert. Replace with your measured rates when you have them.

No. They are calculator defaults / averages stated on the ROI calculator page. Your market, offer, cadence, and follow-up will differ. Model down as well as up.

It can be when you use targeted mail, stay consistent, and track replies. Profitability is a function of commission math and sustained presence—not a single postcard drop. Use the calculator with conservative inputs, then validate with your own data and case studies.

Response rate counts inquiries (calls, texts, emails, scans). ROI translates those into closed dollars after cost. See response rates.
